144 Laneda Building Structural Information

Structural Details

The primary structural system for the 144 Laneda building consists of 2” x  6” wood framing attached by anchor bolts and mechanical hold downs to a concrete stem wall that is connected to a concrete footing.  Floors on the first story of the building are 4” thick concrete slabs with steel mesh reinforcement added throughout the mix.  The slabs are connected to the stem walls with rebar. 

The floors on the second story are 11 7/8” wood joists over wood beams below.  Above these joists is a  ¾” wood sub floor, ¼” sound isolation board and 2 ¼” poured gypsum slab.

Exterior walls are sided in #1 Perfection cedar shingles imported from Vancouver, British Colombia installed with a 5” exposure.  Windows and exterior doors are a green anodized aluminum clad wood [fir] made by Loewen.  Interior walls consist of 1 to 2 layers of 5/8” sheetrock depending on the fire rating of the location.  The interior walls are a finished smooth, primed on the commercial level, primed and painted on the residential level.

Walls separating units from each other have ¼” of sound isolation board on each side under 5/8” of sheetrock.

All residential units have 2 exterior decks that are sealed with torched down modified bitumen with a floating Ipe walking surface that is not oiled.  The railings around these decks are made of cedar and are approximately 42” high.  The panels beneath the railings are solid #1 clear cedar finish planking visible to both sides. 

 

Residential Interior Finishes

All residential units have an engineered wood floor that is designed and warranted for installation over radiant, hydronic in floor heat.  These floors are installed as “floating” floors to minimize the possible effects of radiant heat and the changing weather conditions unique to the project’s coastal location.

The standard flooring for stairways, upper stair landing and bedrooms is commercial grade, short loop carpeting.

Ceilings are smooth finished sheetrock.

Cabinets are craftsman style natural birch with European style hardware.  Countertops are slab granite of at least 1” thickness with an undermount Kohler cast iron sink.

All interior doors are clear fir veneer single panel craftsman style with brushed nickel hardware.  All doors and solid clear vertical grain window trim and base molding are finished with a Danish furniture oil with a very low gloss.

Mechanical Systems

Plumbing  -  The primary water piping in the building is PEX tubing with copper where appropriate for fittings and manifolds.  Waste piping is cast iron where it provides acoustic advantages and is also wrapped in an acoustical mat where appropriate.  Vent piping is ABS.  Each unit has an 80 gallon Bradford White dual simultaneous element electric hot water heater.

Heating & Ventilation  -  Radiant in floor heat is supplied through hydronic PEX tubing installed in the gypsum slab.  The water is heated by a heat exchanger connected to the main electric hot water heater.  Bathroom and Laundry ventilation is provided by a Panasonic FV-08VF2 80 CFM Whisper Quiet Low Profile Fan.  Clothes dryer ducts are vented to the outside.  A range hood vented to the outside is included.

 

Electrical Systems

Each unit panel contains dedicated power distribution.  Lighting is provided for the entry, bathrooms/laundries and kitchens.  Connections for electric washer and dryer are included. 

Each residence is provided 4 combination telephone/cable TV jacks.  This is often referred to as ‘structured wire’ and contains 2 CAT5 wires and 2 RG6 Coaxial lines.  Charter Communications is the cable TV provider in project’s service area and DSL service is available from Nehalem Telecommunications.  Building phone service provides the potential for 4 lines to each unit.

 

Common Systems

Parking for each residential unit is provided in the parking lot at the south end of the project property and is accessed by Merton Lane.  Each residence has two parking spaces and these specific spaces are the only on site parking available.

Each residential unit has a small storage room located in the NW corner of the parking lot.  The bike racks in this area are for the use of all building owners, their guests and customers.

The garbage area has a single shared container for residential garbage.  Each residential unit’s privately owned propane tank is in this area.
